The building’s circular plan and its location both trace back to the same fact: it sits on reclaimed land along the South Road Properties corridor, a coastal strip built specifically for large-footprint development rather than retrofitted into an existing city grid. SM Prime Holdings opened the mall on November 27, 2015, exactly 22 years after its first Cebu property, SM City Cebu, opened in 1993. At an architect-of-record gross floor area of 470,486 square metres — designed by WV Coscolluela & Associates with Arquitectonica as consulting architect, the firm behind SM Mall of Asia and SM Megamall — it was SM Prime’s 56th mall nationally and its third in Metro Cebu, sized closer to a mixed-use district than a conventional mall. The Seaside Tower and rooftop Sky Park sit alongside an ice-skating rink, cinemas and convention space, with the ocean frontage built into the design rather than added as a view.
