Cebu”s newest hotels cluster in two places, for two different reasons — and applying a
two-year freshness rule cuts a long list of “new” properties down to the four that
genuinely qualify as of mid-2026.
The first cluster is the South Road Properties, the reclaimed land south of the old
city, where NUSTAR has been building an integrated resort in phases. Reclamation is the
enabling fact: large, contiguous, grid-free plots let a developer raise hotel, casino
and event space as a single masterplan at a scale the dense old core cannot hold. You
can read the district maturing tower by tower — the Fili Hotel opened it in 2022, the
NUSTAR Convention Center followed in 2023, the ultra-luxury NUSTAR Hotel tower joined in
2025, and the Grand Summit tower is due in 2027. Only the NUSTAR Hotel is new enough to
feature here; the rest are now context.
The second cluster is the Mandaue and Mactan corridor, where international mid-scale
brands open to catch the office, transit and airport traffic between the city, the tech
parks and the bridges. That is where the two freshest arrivals sit: Radisson RED at the
Astra Centre in Mandaue (2026) and Fairfield by Marriott in Mactan”s new Mahi Center by
the airport (late 2025). We ranked these four by opening date, newest first, and left the
established names — Sheraton Mactan, Summit Galleria, the Mandaue Fairfield — to our
other guides. Because “newest” ages fast, this page is set for a fixed quarterly review.
Bigger names are still to come — a Sofitel in Cebu Business Park, Radisson properties at
SM Seaside on the SRP, a Citadines beach resort on Mactan — but they are under
construction, so they sit in the “coming soon” note in our FAQ rather than the ranking.
